2012/13 Acquisition Criteria for Residential Investments

We wish to constantly purchase high-yielding commercial real estate properties, portfolios, and properties capable of redevelopment for alternative use, subject to the following criteria:

Geographical location: major cities across Germany, medium-sized cities with at least 200,000 inhabitants
Sectors: properties, up to 40% of commercial space, no council properties/projects
Investment volume: € 4 m. - € 50 m. per individual property; for portfolios up to € 250 m.
State/condition: refurbished/renovated, partly refurbished/renovated, structures of all types and years
Yield: min. 4,5%
Occupancy rate: min. 70%
Additional Information: all joint venture developments, general developments opportunities, and privatization opportunities will be considered
