Investment Criteria

Terrania pursues the objective of delivering sustained growth in the value and yield of its portfolio. This is achieved through an active buying, optimising and selling strategy that takes advantage of market cycles. We invest in profitable first class assets with long-term leases as well as in properties with significant optimisation potential. Our portfolio management combines capital with project development expertise in order to increase the asset value and earnings power of properties.

The real estate portfolio is divided into two segments:

Core Portfolio

The Core Portfolio comprises properties with high-yield leases which are to be held and managed as investments over the longer term. Properties in the Core segment are leased long-term to tenants of good financial standing and have high occupancy rates.

Value-added Portfolio

Typically, properties in the Value-added Portfolio have been acquired at favorable prices, for example as part of a package, and/or have been identified by us as having value growth potential, which we consider we can harness in the short to medium term using appropriate measures (for example by optimizing the utilization strategy or the take-up rate, or through refurbishment) and realize via re-sale.

We are continuously looking to invest and purchase properties and portfolios in order to increase our investment portfolio.
